Baytown City Council will host 2 public hearings on 10/25/2018

This Thursday, the Baytown City Council will host two public hearings. The first public hearing will use with the Future Land Use Plan. It is also to allow an additional opportunity to develop the property with additional commercial uses permitted within the GC zoning district. The site was recently brought into the City via an involuntary annexation, which automatically zones property as Open space/recreation, limiting any new use on the property. The property is currently is operating a small commercial business.

By a request to amend the official zoning map to rezone approximately 2.3 acres at 7304 East Freeway, located on the south side of IH-10 approximately 1900 feet west of the intersection of Sjolander Road and IH-10, legally describe as Lot 2, Block 1, Simpson Acres, Harris County, Texas, from an Open Space/Recreation Zoning District to a General Commercial Zoning District. The purpose of this rezoning is to align the current. The staff report looks positive and after the public hearing concludes the city council will consider the item for approval.

The second public hearing is a request to amend the official zoning map to rezone approximately 0.39 of an acre, at 1001 S. Main Street, located on the west side of S. Main Street approximately 850 feet north of the intersection of South Main Street and S. Alexander Drive, legally described as Lots 1,2, 3, and 4, Block 5, Lamer Court, Harris County, Texas, from a Mixed Residential at Low to Medium Densities (SF2) Zoning District to a Neighborhood Serving Commerical Zoning District. Currently, the property is developed and occupied as a commercial use. The purpose of this rezoning is to align the use with a commercial zoning district and align the use with FLUP. The applicant is requesting to rezone the property to NSC, allowing the owner to expand their commercial uses since the operation is currently non-conforming. The rezoning is not required to continue the existing use on the site, but it is required if the owner intends to expand or intensify any commercial activity. The staff report looks very positive. This item is also for consideration by the city council after the public hearing concludes.
